  • Individual Subdivision lots: 1.5%. It's obvious a single family home is going to be placed on the lot, and usually the location of where to build the house on the lot is also obvious. Utilities are normally in place. It's obvious what style and price range of a home should be built based on the rest of the neighborhood. There's no additional advertising needed beyond the FMLS and GA MLS. There's no reason to charge more than 1.5%.

 

  • Non Subdivision Single Family Home lots: 5%. Usually utilities are not in place. Usually the property lines are not straight forward. Buyers will need to be advised where to build a house, where to put a septic tank, and where to drill a well (if applicable). If another agent brings the buyer, it will be 2.5% and seller can evaluate buyer agent commission with the offer.

 

  • Large residential tracts for subdivisions or commercial: 4-6%. If seller has already completed some of the work (developmental, permitting, subdividing, rezoning, etc.), it's 4%. Vacant raw land that has a multitude of uses will require finantial and time investments to properly market, so those will be 6%. In any case, if another agent brings a buyer, I will cut my commission in half and the seller can evaluate the buyer's agent commission with an offer. Check out the "what advertising to expect" tab.
