What Advertising to Expect

The preparation and ongoing commitment to sell land is totally different than listing a residential home. Selling a residential home entails coaching the homeowner on staging, taking professional pictures, and once it is listed, there is not a lot needed from the listing agent because the buyer's agent does the rest of the work. If a house is priced right, buyers either want it or not. The agent does not need to do any selling or provide a lot of knowledge.

When listing land, if done correctly, it should take a listing agent 3-5 full business days to gain a complete understanding of the property and create the offering memorandum. It takes a very high level of knowledge to even know how to do the research to be able to get the full story of land. The agent must then determine the best sales angle and who the target buyer is. Additionally, it is more out of pocket expenses for the agent over a long period of time because the digitial advertising is very expensive and land takes so much longer to sell. 

Many residential agents treat land as they do houses. They will take a few pictures of trees and write a description that says "endless possibilities!" Endless possibilities means the agent has no idea what the land would be for. If you see pictures of trees, a vague description, and you only see your listing on residential sites like Zillow, you know you have hired a residential agent that has no idea how to sell land.

Signage: Signs will be "billboard" style 4x4. 3 posts will be drilled in a triangular shape with a sign facing each direction's traffic flow. The sign will have a QR code so that prospects can immediately pull up the offering memorandum. Residential lots will receive a standard sized for sale sign.

Offering memorandum: Professional digital packet that contains zoning information, utility information, land use information, drone footage, plats and instructions to make an offer. The offering memorandum will be attached to all websites the land is listed on. It will be blasted out to 2,000 buyers and brokers on a monthly basis. It will be available on Jenna Ritter's website. A QR code will be on the billboard sign that will immediately take any prospect to the offering memorandum.

Digital: LoopNet, Crexi, Land.com, Facebook and Georgia MLS: All land listings will receive a combination of one or all of these websites. Land.com will be used for exceptionally large undeveloped tracts of land. Most lan listings will be displayed on LoopNet, Crexi and Georgia MLS (which feeds Zillow, Redfin, etc.). Residential lots only need Georgial MLS. 

Jenna's Netork: Jenna will call down her personal network of builders and graders. For commercial lots where a national brand makes the most sense, Jenna will contact those real estate departments.
