What Advertising to Expect
The preparation and ongoing commitment to sell land is totally different than listing a residential home. Selling a residential home entails coaching the homeowner on staging, taking professional pictures, and once it is listed, there is not a lot needed from the listing agent because the buyer's agent that brings the buyer does the majority rest of the work. If a house is priced right and shows well, buyers either want it or not.
When listing land, if done correctly, it should take a listing agent 3-5 full business days to gain a complete understanding of the property and create the offering memorandum. It takes a very high level of knowledge to even know how to do the research to be able to get the full story of land. The agent must then determine the best sales angle and who the target buyer is. Additionally, it is more out of pocket expenses for the agent over a long period of time because the digitial advertising is very expensive and land usually takes longer to sell.
Signage: Signs will be "billboard" style 4x4. 3 posts will be drilled in a triangular shape with a sign facing each direction's traffic flow. The sign will be personalized with each listing's acreage amount in big bold letters (see homepage). Residential lots will receive a standard sized for sale sign. All signs have QR codes on them where the link will take the buyer directly to the information about the property.
Digital: LoopNet, Crexi, Land.com, Facebook, Georgia MLS and FMLS. All land listings will receive a combination of one or all of these websites. Land.com will be used for exceptionally large undeveloped tracts of land, or commercial lots that will sell to a national chain. Residential lots only need the local MLS and Facebook.
Jenna's Network: Jenna will call down her personal network. For commercial lots where a national brand makes the most sense, Jenna will contact those real estate departments.
